Once you have found the perfect agent your next step is to find a lender to secure the financing for your home. Your agent can provide you with several lender options that are trustworthy, easy to work with and a fit for you.
The next step is to work with your lender to clean up any issues you may have with your credit score. A good credit score can help you get a better interest rate on your loan and a better chance to secure your loan. The lender will provide you with guidance to help remedy any issues and we are here to help guide you so that you will receive approval for your loan.
A lender will work with you to determine exactly what your budget is and, therefore, which houses you should be considering. To arrive at a purchase price, you will need to factor in expenses like homeowner's insurance, association dues, and utilities to make sure you can comfortably make your mortgage payments. The lender will then identify the total amount of money that they are willing to lend you.
Once you know what your mortgage pre-approval is, it is time to talk with us about your ideal home. It is best to start with what you “must have” and then talk about what you “want”, from there we will set up a custom search to meet your criteria and we will communicate directly with you about the homes that are available.
Finally! Let the fun begin! It is time to begin to view the homes that you would want to see. It is a good idea to bring along a note pad to jot down some thoughts and ideas about each home and what you liked and did not like.
You found the perfect home, now it is time to make an offer. We will guide you through every step required to make an offer and make sure you understand each and every section of the contract, the terms, conditions and deadlines. We know the market; we will research and advise you on a fair offer price and conditions and negotiate directly with the selling agent to get you the best deal possible.
Once your offer is accepted, you will work directly with your lender and provide all needed paperwork to get final approval for your home purchase by the closing date. We will provide you and the lender with any needed information or documents.
This is the time you learn about your home, we will work with you to organize and set up all inspections such as the Home Inspection, Well and Septic (if needed), Termite Inspection, and Radon Inspection to name a few. We will ensure all needed repairs are completed in a timely and satisfactory method.
You will be selecting a Settlement and Title Company to prepare all the documents for closing. They will work with the lender on information they need and will research the title of the property you are buying to make sure the property is free from any liens and that you will obtain a clear title. They will provide you with estimated closing costs and any funds you need to bring to settlement.
Once all of the above steps are completed, you will be on your way to the closing table. This is when the deed to the home is transferred from the seller tothe buyer. Every transaction varies, but plan to sign a ton of paperwork. An attorney or settlement agent will guide you through the process.We will be right beside you the whole time. Once this is complete you willofficially be a homeowner and receive the keys to your new home. Congratulations
