The Buying Process

Buying a home is one of the biggest financial decisions you’ll ever make—and we understand just how important this moment is. At Middle Creek Realty, we’re here to guide you every step of the way. Our team is committed to making your journey to homeownership as smooth and rewarding as possible.

Here are a few key steps to help you get started on the path to owning your home:

Step 1: Choose an agent

The first step in the homebuying process is finding the right real estate agent.
This should be someone you trust, feel comfortable with, and who always puts your best interests first. At Middle Creek Realty, our agents are dedicated to making you the priority—every step of the way.

Step 2: Find a lender

Once you’ve found the perfect agent, the next step is to secure financing by choosing a lender. Your agent can recommend several trusted lenders who are reliable, easy to work with, and a great fit for your specific needs.

Step 3: Clean up your credit

The next step is to work with your lender to address any issues with your credit score. A strong credit score can significantly improve your chances of loan approval and help you secure a lower interest rate. Your lender will offer guidance on how to resolve any credit concerns, and we’re here to support you every step of the way to ensure you're in the best position for loan approval.

Step 4: Apply for a mortgage pre-approval

A lender will work with you to determine your overall budget and help identify which homes are within your financial reach. To calculate a comfortable purchase price, you’ll need to consider additional expenses such as homeowner’s insurance, HOA dues, and utilities—on top of your projected mortgage payment. Based on this, the lender will determine the total loan amount you qualify for.

Step 5: Create a home wish list

Once you’ve been pre-approved for a mortgage, it’s time to talk with us about your ideal home.

We’ll start by identifying your “must-haves” — the features that are essential to your lifestyle — and then explore your “wants,” the things that would make a home feel just right. From there, we’ll set up a custom home search tailored to your criteria and keep you informed with direct communication about the best options available.

Step 6: Search the listings

Finally! Let the fun begin!
It’s time to start touring the homes you’re interested in. I recommend bringing along a notepad to jot down your thoughts—what you like, what you don’t, and any ideas that come to mind for each home. This will help keep everything clear as you explore your options!

Step 7: Make an offer

You’ve found the perfect home — now it’s time to make an offer!

We’ll guide you through every step of the process, ensuring you fully understand each section of the contract, including all terms, conditions, and deadlines. With our deep knowledge of the market, we’ll research and advise you on a fair offer price and the best conditions to include.

Rest assured, we’ll handle negotiations directly with the seller’s agent to secure the best deal possible for you.

Step 8: Apply for final mortgage approval

Once your offer is accepted, you will work directly with your lender to provide all necessary paperwork to secure final approval for your home purchase by the closing date. We will coordinate with you and the lender to provide any additional information or documents needed throughout the process.

Step 9: Inspections period

Inspection Coordination and Repairs
This is the time to thoroughly learn about your new home. We will work closely with you to organize and schedule all necessary inspections, including the Home Inspection, Well and Septic inspections (if applicable), Termite Inspection, Radon Inspection, and more. Our team will also coordinate any required repairs to ensure they are completed promptly and to your satisfaction. 

Step 10: Settlement and Title Company

Settlement and Title Company Selection

You will select a Settlement and Title Company to handle all the necessary documentation for your closing. This company will coordinate with your lender to gather any required information and will conduct a thorough title search on the property you are purchasing. Their goal is to ensure the property is free of any liens or encumbrances, guaranteeing you receive a clear title.

Additionally, the Settlement and Title Company will provide you with an estimate of the closing costs and inform you of any funds you need to bring to the settlement.

Step 11: Attend the closing

Once all the above steps are completed, you’ll be on your way to the closing table. This is the moment when the deed to the home is officially transferred from the seller to you, the buyer. Every transaction is unique, but be prepared to sign a lot of paperwork. An attorney or settlement agent will guide you through the entire process, and we will be right beside you every step of the way. Once everything is finalized, you will officially become a homeowner and receive the keys to your new home. Congratulations!

Step 12: Follow up

Our job doesn’t end at settlement. We will routinely check in with you to ensure you have no questions about the home, the buying process, or if you need any further assistance or clarification.
